Posting a Sheriff's Sale Hearing: Required Instructions
When posting a Sheriff's Sale (foreclosure sale) hearing, the Instructions field needs more detail than a typical hearing. This guide covers exactly what to include so your covering attorney can bid correctly, report results on time, and reach you if anything is unclear.
Why This Matters
Sale details are sometimes only included in an attached document, not in the Instructions field itself. Attorneys work from Instructions first, especially at the courthouse under time pressure — if a detail only lives in an attachment, it can be missed. Incomplete instructions have led to attorneys bidding the wrong amount, missing report deadlines, and going to the wrong sale location.
Required Information for the Instructions Field
When you reach the Instructions section of the hearing form, include:
Bidding amount — the exact dollar amount (or bid formula) the attorney should bid at the sale
Results / report deadline (EOD) — the specific end-of-day deadline for submitting sale results; call it out explicitly if it's earlier than standard business hours
Sale location — if the sale is held anywhere other than the address entered in Where is the hearing?, state the specific location
Designated contact — a name and direct phone number the attorney can call before, during, or after the sale
Where to Enter This Information
When posting the hearing (Add Hearing or Add Bundle), fill in Where is the hearing? and When is the hearing? as usual.
In the Instructions field, type the four required items above directly — don't rely solely on an attached PDF or document.
Add supporting documents (bid sheets, court notices) as attachments in addition to, not instead of, the written instructions.
Review the Instructions field before saving/publishing to confirm all four items are present.
